If you’re obtaining financing, the bank will require you to purchase a lender’s title policy to protect their loan on the property. You can purchase an owner’s policy at a discounted rate. Purchasing an owner’s policy can protect you from errors or omissions in deeds, mistakes in examining land records, forgery, undisclosed heirs of past owners, and much more. This is a one-time fee that lasts for as long as you own the property.
